existentes respecto de las unificaciones parcelarias, y la adopci&oacute;n de una normativa acorde a lo previsto por la Direcci&oacute;n de Catastro Provincial; y <\/span><\/p>\n<p style=\"text-align:justify\" class=\"MsoNoSpacing\"><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\">&nbsp;<\/span><\/p>\n<p style=\"text-align:justify\" class=\"MsoNoSpacing\"><b><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\">CONSIDERANDO: <\/span><\/b><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\">Que actualmente este tipo de tr&aacute;mites se realizan, seg&uacute;n lo previsto en la Ordenanza N&ordm;1290 MGJyE y Ordenanza N&ordm; 351, las cuales reglamentar&iacute;an los pedidos de unificaciones parcelarias tanto en zona urbana como ejido.-<\/span><\/p>\n<p style=\"text-align:justify;text-indent:35.4pt\" class=\"MsoNoSpacing\"><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\">Que en lo que refiere a casco urbano la Direcci&oacute;n de Catastro de la Provincia tiene como normativa la Resoluci&oacute;n N&ordm; 10\/83 que reglamenta tres &uacute;nicas excepciones que pueden ser consideradas a los fines tributarios como unificaciones.-<\/span><\/p>\n<p style=\"text-align:justify;text-indent:35.4pt\" class=\"MsoNoSpacing\"><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\">Que en lo que respecta al ejido municipal la Ordenanza N&ordm; 351, se encontrar&iacute;a derogada de hecho dado que la misma tendr&iacute;a una validez temporal de 180 d&iacute;as desde su promulgaci&oacute;n.-<\/span><\/p>\n<p style=\"text-align:justify;text-indent:35.4pt\" class=\"MsoNoSpacing\"><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\">Que el Departamento Ejecutivo propone una modificaci&oacute;n y unificaci&oacute;n de criterios con la Direcci&oacute;n de Catastro Provincial a fin de mantener una New Roman&quot;,&quot;serif&quot;\"> A los efectos de la liquidaci&oacute;n y de la Tasa General Inmobiliaria municipal, tributar&aacute; como un solo inmueble los siguientes casos de excepci&oacute;n:<\/span><\/p>\n<p style=\"text-align:justify\" class=\"MsoNoSpacing\"><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\">a) Parcelas registradas como lotes internos o anexi&oacute;n a linderos, conjuntamente con la parcela principal.<\/span><\/p>\n<p style=\"text-align:justify\" class=\"MsoNoSpacing\"><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\">b) Parcelas registradas individualmente legalmente pertenecientes a un mismo titular, que posean edificaciones encaballadas proporcionalmente sobre el l&iacute;mite separativo de las mismas.<\/span><\/p>\n<p style=\"text-align:justify\" class=\"MsoNoSpacing\"><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\">c) En caso de inmuebles afectados al r&eacute;gimen de propiedad horizontal, unidades complementarias conjuntamente con la unidad funcional correspondiente.<\/span><\/p>\n<p style=\"text-align:justify\" class=\"MsoNoSpacing\"><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\">d) En los casos de unificaciones realizadas oportunamente en el marco de las previsiones de la Ordenanza N&ordm;351.<\/span><\/p>\n<p style=\"text-align:justify\" class=\"MsoNoSpacing\"><b><u><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\">Art&iacute;culo 2&ordm;.-<\/span><\/u><\/b><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\"> El Departamento Ejecutivo proceder&aacute; a considerar encuadrando dentro de las excepciones de la presente norma, a las situaciones definidas por el art&iacute;culo 1&ordm;, cuando existan planos de mensura debidamente registrados, y:<\/span><\/p>\n<p style=\"text-align:justify\" class=\"MsoNoSpacing\"><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\">&#8211; Para los casos a) y c) se haya producido la transferencia legal y efectiva a la parcela principal o unidad funcional correspondiente, y se haya realizado la unificaci&oacute;n previa en Catastro Provincial.-<\/span><\/p>\n<p style=\"text-align:justify\" class=\"MsoNoSpacing\"><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\">&#8211; Para el caso b) deber&aacute; presentarse copia del plano con final de obra donde se acredite el encaballamiento de las parcelas, a los fines de la constataci&oacute;n in situ por personal t&eacute;cnico municipal.-<\/span><\/p>\n<p style=\"text-align:justify\" class=\"MsoNoSpacing\"><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\">&#8211; Para los casos del inciso d) no se realizar&aacute;n nuevas unificaciones.<\/span><\/p>\n<p style=\"text-align:justify\" class=\"MsoNoSpacing\"><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\">&#8211; nuevo total que ser&aacute; utilizado a los fines de la liquidaci&oacute;n de los tributos municipales.<\/span><\/p>\n<p style=\"text-align:justify\" class=\"MsoNoSpacing\"><b><u><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\">Art&iacute;culo 4&ordm;.-<\/span><\/u><\/b><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\"> Ot&oacute;rguese un plazo de 60 d&iacute;as a partir de la promulgaci&oacute;n de la presente a los titulares de parcelas que se encuentren haciendo uso de la opci&oacute;n de unificaci&oacute;n a los fines del encuadramiento en las disposiciones de la presente norma legal y actualizaci&oacute;n de Registros Municipales.<\/span><\/p>\n<p style=\"text-align:justify\" class=\"MsoNoSpacing\"><b><u><span lang=\"ES-AR\" style=\"font-size:12.0pt;font-family:&quot;Times New Roman&quot;,&quot;serif&quot;\">Art&iacute;culo
